We have finished space in both our attic and basement, although the stairs leading to them are not fully finished. Either room could make a nice rental space.
This sweet attic room is currently set up with a twin bed but could easily fit a double or queen. It has spectacular views out the large window. It has a small electric heater, but the double-walled stovepipe from downstairs also heats it well.
The basement is a large space with lots of potential. We used it as a combination guest room/workout space/office/music practice room but the possibilities are endless. It could also potentially earn about $700 in monthly income as a rental space, since it includes a separate entrance and its own half-bath. (The renter would need to share a shower and kitchen with the rest of the household.) The flooring in this room is native Vermont pine, harvested from a family member's land.
